Getting Started

Finding the right home can be exciting, stressful, and sometimes exhausting all at the same time. Making sure we are a good match for each other is equally important as finding the perfect place to call home. Please take a couple of minutes to review the information shared on this page. It will save us both valuable time, money, energy, and help ensure we are a suitable match before we take the first steps.

 

Before we schedule a tour (Pre-screening)

Credit score needs to be 600 or higher to qualify. If you do not know your credit score you can request it from Equifax or Experian directly or you can create an account on Credit Karma and check it instantly. Your banking FICO score may be slightly lower than Credit Karma's Vantage Score but it will be close enough to tell you where you stand.

Landlord issues are a hard no. It is a hassle and unwanted drama for a landlord or rental manager to go to court. If they are mad enough at you to go to court....it's not a good situation. No evictions or related court cases.

We do not participate in the Section 8 voucher programs.

Applications may be denied for felony convictions, drug related offenses, outstanding utility or other active collections type activities. 

Income requirements for properties where utilities are included equal two and a half times (2.5) the monthly rent is required in gross income (before taxes and withholding). Income requirements for properties where utilities are the tenant responsibilities equal three times (3) the monthly rent is required in gross income (before taxes and withholding).

Please pay attention to the listing as some properties have certain dates tours can begin and another date in the future they are actually available for the next tenant.

Background checks are required including credit and criminal history for each adult over the age of 18 residing at the property.

Pet policy - pets are considered on a case by case basis. Certain breeds may be a problem including but not limited to Pitbulls, Rottweilers, German Shepards, mastiffs, Great Danes, or Dobermans. If allowed there is a non-refundable pet fee to add them on the lease and a monthly pet fee as additional rent. 

Service animals or emotional support animals require proper documentation.

 

Schedule a tour 

Please be on time. Many times tenants are still living there. When we make an appointment other people might be involved than just us. If you are late and make no attempt to communicate prior to the appointment you will be disqualified as a potential applicant. Nothing says....irresponsible tenant quite like a late arrival or even worse a no show.

No show appointments are kept on file and may disqualify you from other properties or future applications.

Lots of people work from home. If tenants are home we will quietly and respectfully walk through and look around to see the space then make our way back outside where we can carry on a conversation out of the way.

Submitting an application

We will need copies of a few paystubs, or proof of income. If you are self employed we will need to verify your most recent couple of tax returns. 

A photo of your valid ID is required to upload into the application form. 

When the application is completed, submitted, and received....you will be emailed a link to authorize the credit screening portion of the reports. 

Assuming everything checks out and you are approved the next step is to be ready to pay the deposit to secure your lease and the property listing will be de-listed. At this point a lease start date is determined and you are ready to set up the utility accounts and save the confirmation numbers for your lease document. 

 

Whew!! Sure seems like a lot of questions and answers?! ... but it is absolutely worth the effort to ensure you find the perfect place and end up working with the right people.
